32+/- acres located on Leisure World Drive in DeBary, with the western boundary of the property on the St. Johns River. The surrounding area is composed of a mixture of agriculture, single-family residential, and electric utility uses. Historically, this property probably consisted of sandhill or pine flatwoods, flood plain swamp and bottomland forest. The entire sandhill or flatwood habitat has been converted to pasture. The canopy of the flood plain swamp and bottomland forest is representative of natural conditions with an abundance of live oak, water oak, maple, magnolia and sweetgum. The understory of the forested habitats, however, has been severely disturbed by cattle. Exotics and pioneer species dominate these areas.

The property is located in a zone of high probability for archeological site occurrence, due to its immediate proximity to the St. Johns River, a water body of high resource value to prehistoric and historic peoples. A prehistoric freshwater shell midden (an aboriginal trash heap) was observed on the property and may be eligible for designation as a significant archeological site due to its similarity to two middens in Volusia County excavated by staff of the University of Florida.
